What is the security deposit?

The security deposit is $100 less than the rent (i.e if rent is $850, the security deposit will be $750). The security deposit is only refundable upon completely vacating the property pending a move out inspection and if the entire lease term is fulfilled. If the security deposit is paid and you do not move in, the deposit is retained by management and will not be refunded.

What is your application fee?

There is a $60 non-refundable fee for each person applying.

What are your lease terms?

All lease agreements begin on a 1 year term. After 1 year tenants have the option to renew for another year or month-to-month. As a courtesy MLC Properties mails renewal letters in advance of your lease term ending.

What does the lease look like?

We use the Georgia Apartment Association Apartment Rental Contract.

Do you allow pets?

Cats: A maximum of 2 cats per household are allowed with a $100.00 non-refundable deposit per cat.
Dogs: A maximum of 1 dog per household is allowed at certain properties with a $300.00 non-refundable deposit.

What is the charge of water per month?

A base water charge of $35 plus $15 for each additional occupant shall be paid with rent. Two bedroom apartments have a base water charge of $50. Management reserves the right to increase this amount as necessary.

How many people can live in the apartment?

We allow 2 persons max. per apartment. Additional tenants are subject to management approval, rate change and must be added to the lease agreement. Failure to notify management of any additional tenant constitutes a violation of your lease.

Do you allow subleasing?

No. Subleasing of any kind is a violation of the lease terms.

How many parking passes are allotted for each apartment with off-street parking?

We allow 1 parking spot per bedroom for most apartments. Some 2 bedroom apartments are given 2 passes. *All off-street parking lots are first come, first serve.

How much notice do I need to give if I’m not going to renew my lease?

60 days notice is required to terminate a lease regardless of end of year agreement or month-to-month status. A notice to vacate must be submitted in writing and received prior to the last day of the month to become effective on the 1st of the next calendar month. Early termination of a lease requires 60 days notice, forfeit of the deposit, and an additional penalty months rent is due before move-out.
